Preparing house for sale

Our youngest child will graduate from high school in three years, and at that point we'll most likely sell our house. We have time, of course, but I'm thinking that it'd be smart to start working on a couple things around the house so that we won't need to do a whole lot of stuff at once to prepare it for sale.

The bottom line is that I can't do everything ('cause I won't get all the money back), so which are the most important items to do to prepare the house for sale?

Landscaping: We have about a dozen mature trees and a nice combination of shade/sun; however, the landscaping isn't great and this isn't my forte. We do have bushes up against the house, but I don't have a green thumb. Would you be turned off by a lack of nice flower beds or flower baskets hanging from the porch?

Flooring: Okay, this isn't really a question. We have mis-matched flooring, and I see this as our #1 need. I want to get rid of the this-and-that-carpet and laminate, which'll add a great deal to the house. Real hardwood isn't a choice: It would be "overkill" for this house and neighborhood.

Continuing the flooring: Would you run the laminate wood flooring into the kitchen, or would you go with laminate? I don't want to spend the money on tile. The kitchen is HUGE and that'd get expensive. Plus I'd have to do the adjacent 12x9 walk-in pantry/laundry.

Kitchen: The cabinets need replacing; they're original, and refinishing isn't a choice. This is a never-used room, and I won't have an equivalent in the house we're going to build. I'm thinking I have a great expanse of tan walls . . . would a burgundy accent wall be a turn-off?

Bedrooms are all good. Would you go with the same laminate flooring as the rest of the house for continuity, or would you go with inexpensive new carpet?

Master bathroom: We have flowered wallpaper, which is in good condition and which I like . . . but I know it's terribly out of style. Is the "spa-like bath" likely to stay hot? I'm thinking I need solid-colored walls. What color's good with my nice 12x12 tan porcelain tiles? My husband hates green, which seems to be HGTV's go-to bath color; and I don't want tan -- too bland. We have a large vanity with one sink -- I personally HATE double sinks, as they're just more to clean. We do have the space to add a larger vanity with double sinks. However, we have a real marble vanity top, and if I replace it, I'd go with something less expensive. And if we add a larger vanity, we'd lose storage space, which is a huge bonus for this bathroom. How important is that second sink to the average buyer?

Hall bath: We have wallpaper that's seen better days. We have double sinks in this bathroom, and the vanity is 15' long -- yes, really. My girls love it. Again, it's real marble, so it's staying. The cabinet underneath it, however, shows significant wear. I'm thinking of painting it and giving it new hardware. Is dark brown paint a good choice? What color for the walls? I personally hate the glass doors on the shower/tub combination -- but what does the average buyer think?
